Tumwater will be home to Costco Logistics' largest distribution center in the region once its 1.1 million-square-foot is finished next summer. The $160 million warehouse, which broke ground on Aug. 16 on a 79-acre site at 2311 93rd Ave., should be complete in August 2022.
CRG, a national real estate development and investment firm, found and entitled the land and is providing development services. The development will include 175 car parking spaces, 418 trailer spaces and 129 dock doors.
Costco Logistics, a new division of Costco Wholesale Corp., had also been looking at a 100-acre site in the Port Chehalis area, but ultimately opted for the Tumwater site.
“The Seattle area is land-constrained for parcels that can accommodate large-scale industrial properties,” said Shawn Clark, president of CRG. “Great sites in DuPont and Lacey have already been developed, and the city of Tumwater has very limited properties that can accommodate industrial projects larger than 200,000 square feet.”
In 2018, CRG developed The Cubes at DuPont, a three-building, 1.6 million-square-foot industrial park in DuPont. That property was subsequently acquired by Duke Realty Corp. in late December 2020 for $221 million.
CRG’s parent company, Clayco, is constructing the distribution facility, which was designed by Clayco subsidiary Lamar Johnson Collaborative.
